Strata cleaning: what an owners corporation should expect

What a good common-area scope includes, how often each area needs attention, and how to check the work.
Start with a written scope
The most useful document a committee can have is a scope of works that lists every common area, what's done there and how often. Without it, 'the cleaner isn't doing their job' is impossible to prove or disprove.
What's usually included
- Entry glass, lobby floors and mailbox areas
- Lifts walls, mirrors, buttons and door tracks
- Corridor carpets and stairwells
- Bin rooms cleaned and deodorised
- Car park swept and cobwebs removed
- Litter collected from grounds
How often
Lobbies and lifts in larger buildings usually need attention several times a week. Corridors and stairs are commonly weekly, car parks monthly, and periodic jobs like carpet steam cleaning, pressure washing and window cleaning are scheduled a few times a year.
Checking the work
Ask for a simple attendance record and walk the building occasionally with the scope in hand. Good cleaners also report maintenance issues a blown globe or dumped rubbish because they're the people who see the building most often.
